Annual dues of $8.33/pt are modest for a monorail resort. The Polynesian sits steps from the Transportation and Ticket Center, with direct monorail access to Magic Kingdom and Epcot. Villa inventory is limited compared to larger resorts, which drives particularly strong 11-month booking competition for standard studios.

One important note: the Polynesian has two distinct villa types — the original longhouse studios (resale-eligible) and the newer Bungalows over the lagoon. If your goal is the overwater Bungalows, buy resale at Polynesian and book at 11 months — these are among the most difficult rooms to secure in all of DVC.
